In order to rent any of our available apartments, houses and townhouses you will need to complete the following 4-page rental application and return it to:

THE FOLLOWING ITEMS SHOULD ACCOMPANY THE APPLICATION:


  • A check or money-order for the Security Deposit (equal to the monthly rent amount)
  • A separate check or money-order for the $25.00 Application Fee
  • A copy of your state-issued identification
  • A pay stub, or other verification of your income

ABOUT OUR RENTAL APPLICATION

 

  • Can I pay the application fee and security deposit online?

    • No.  At this time, we only accept checks or money orders for payment of application fees and security deposits.
  • Can I submit the application online?

    • No.  Because the application would not be accepted without checks for the application fee or security deposit, it is best to simply print out the application form and return the hard copy with your payments.
  • Can you copy my photo ID at your office?

    • Sure, we’d be happy to make copies of your documents at our office.
  • Will the landlord hold an apartment for me while I work on the application form?

    • No.  All of our apartments are reserved on a first-come basis.  The first application we receive is the only one we will look at.  The State College rental market sometimes moves quickly, so it’s best not to delay once you’ve decided you’d like to rent one of our properties.
  • What if I change my mind and decide I don’t want to rent the property after I apply?

    • The application is a mutually binding commitment between the landlord and tenant.  When we accept your application, we agree to turn away other applicants.  If you change your mind after the lease has been issued, the entire security deposit will be forfeit to the landlord.   So please be very certain you wish to rent the property before paying the security deposit.
  • What happens if my application is rejected?

    • If your application is rejected, we will return your security deposit to you in full.  Only the application fee is non-refundable.
  • How long after I apply will I receive a copy of the lease?

    • It usually takes less than 7 days for the landlord to approve the application and prepare a lease.  Sometimes it takes longer if we must call a previous landlord for a verbal reference. We try to stay in touch often through the process, and you are welcome to contact us to inquire about the status of your application after we have had a few days to work on it.
